From smaller single-family home neighborhoods to larger master-planned developments, there’s a range of options for buyers seeking modern design, energy-efficient builds, and community amenities.
In Clermont, there are dozens of new construction opportunities spread across the city, from established developments to newer phases in undeveloped areas. Many of these builders are offering floor plans that range from townhomes to larger single-family homes with modern layouts and upgraded features. You’ll see new homes in untouched Florida rural areas and other pockets scattered throughout the city’s growing residential zones. Many of these spots are within a short drive of shopping, schools, and the downtown Clermont area, while still tapping into the city’s elevated terrain and lake views.
In Minneola, new construction is concentrated in several well-defined communities. Cyrene at Minneola and The Hills of Minneola offer a mix of floor plans and sizes, while Del Webb Minneola focuses on 55+ living with community amenities and maintenance-included options. Realtors are skilled negotiators and can often get better incentives than what builders advertise. Builders will usually offer:
• Closing cost assistance depending on the community, flex money can range from $10,000 to $25,000
• Rate Buy-Downs or temporary interest rate credits on builder financing options like 3/2/1 Buy-Downs or a buy down on a 30-year fixed rate option.
• Design Upgrade Allowances applying money/credit towards things like countertops, flooring, or outdoor living spaces.
• Price reductions or promotional financing on select inventory where homes have been discounted $20,000 to $50,000 off their regular pricing.
These incentives help buyers offset higher interest rates or upfront costs and can make a new construction home more financially accessible. The use of a qualified Realtor can many times improve these numbers. A builder may advertise $15,000 towards closing costs, but when working with a Realtor, it could be negotiated to $20,000 and made flexible, applying some towards buying down your interest rate, or getting credit towards design (on top of what the builder may already give).
In communities with rapid sales velocity, incentives are often tied to specific homes that are already framed or near completion, giving buyers a choice of finishing details while still saving money. Builders may also be more willing to negotiate deals with a buyer's agent on these homes, reducing the costs even more.
