One of the biggest standouts people notice is the terrain. Clermont and Minneola sit on some of the highest natural elevations in the state. Much of the area ranges between 100 and 300 feet above sea level, with nearby Sugarloaf Mountain reaching approximately 312 feet, the highest natural point in the Florida peninsula. Those rolling hills, winding roads, and long-range views often remind buyers of the hill towns and elevated neighborhoods found in parts of Mid-Atlantic states like Pennsylvania, New York, Virginia, and the Carolinas.

Minneola, a rapidly growing town, complements Clermont with newer communities and quieter residential pockets that still sit minutes from major highways, shopping, and dining. Buyers often find they can get more space, better views, and newer construction here compared to many surrounding cities at home prices that are 15-25% less than that of Orlando suburbs.
Beyond the physical landscape, both cities maintain a small-town feel. Local events, farmers markets, downtown Clermont’s waterfront park, and family-friendly festivals keep the community connected. At the same time, you are still less than 30 minutes driving distance of Orlando, theme parks, and employment hubs.
